Here is the same scene that is open to the doors of the porch. “This porch makes the main floor really flexible and insists on the indoor-outdoor,” says Rosenberg. “Dooring the doors takes the plan of the inner floor to a rectangular shape from L -size.”
Taking the house on studs gave an opportunity to replace all plumbing and electrical systems. Now, the home also meets California title 24 requirements for energy efficiency. Design moves include low or no-VOC finish, adding solar panels, maximizing natural lighting and choosing double-pyber fiberglass windows.
Overhangs from both porches reduce solar heat benefits. “This house is very passive, even when air conditioning is closed, due to orientation, overhangs and natural ventilation,” Rosenberg says.
