T3 is a leading Timber office building in the new mixed-utility community of Toronto on the banks of the lake Ontario42 meters high, it is the highest wooden office building in North America. After establishing himself as a world leader in the Timber Office Development, the ambition of the Hines for the project was to establish a new standard for sustainable wood construction by providing a world-class office building to the project that reflects the integrated ‘live-work-plea’ ethos of the emerging Beyside community.
To increase the public sector. Consipating an important position in the neighborhood, the T3 Bayseide is designed to increase the existing masterplan and transform the industrial coastline into a vibrant urban destination. Around a public plaza, the building is a pedestrian entrance for beYside development, drawing visitors into the site and adds it beyond the surrounding parks and waterfront Prame. Retail and Cafe units at the street level will create a center of activity and make the plaza a natural meeting location and a lively social place to be shared equally by visitors, workers and residents.
One of the most distinguished characteristics of the building is a sequence of interior locations that form a continuous loop around the outer edges of the building. The first three ‘phases’ are open to the public, acting as an extension of the plaza, softening the infection from public to private space in an urban living room. In addition to providing space to meet friends, or simply passes, flexible double-hit spaces will host pop-up events such as exhibitions, movies and performances. The steps through the arrangement of the wings and the forearm that prepared the inner spaces are clearly expressed externally. This relationship between the interior and the outer makes the building easier to read and attach the plaza visually with the interior program to encourage visitors in the building.
Flexible and healthy scope. The upper ‘Kadam’ belongs to the locations of the office and act as double height locations that join the two office floors. A major element of design was offering the tenants to flexibility and the option to personalize their location. The ‘soft spot’ in the slab can be removed or restored, which can adapt the location to the tenants for their favorite arrangement. Open and flexible floorplates of the building can also meet the needs of a diverse range of tenants, from small start-ups to only a small area, for large, installed businesses that want to occupy a whole floor, or several floors. These design elements allow the building to be compatible with the changing needs because business grows or the practices of working over time develop.
Targeting well certification, the design focuses strongly on the living to provide world class office space that can complete modern methods of working and attract the best tenants. Internal, the wood is fully exposed, celebrating the structure of the building by providing a warm, natural beauty and contributing to a healthy internal environment. A model for durable wood construction. The construction of the T3 Bayside has a minimum environmental impact in construction between several benefits of the structure, resulting in an estimated 40–50% decrease in carbon embroidered compared to traditional office building. Targeting the Leed Gold Certification, the building includes many low-energy solutions and, as part of an ambitious whole life stability strategy, is also designed to separate it. Mechanical joints among wooden components mean that once T3 Beyside has reached the end of its life, it can only be undone and the building can be disintegrated, reduces waste, expands the life of the material and contributes to a circular economy.
